Holiday property description
A delightful well proportioned, wheelchair friendly, family house in an outstanding location with extensive lawned gardens and summerhouse giving views over Rockcliffe bay and the Solway. A private footpath from the garden leads to the sea front. The garden backs onto a meadow and Forestry tracks leading to Kippford, on the Urr estuary. Kippford is popular for sailing and has a shop, and 2 pubs both of which serve food. The forest tracks also link directly to the A710 and 7Stanes mountain bike circuit a short ride away.
Ideal for families or groups, there is plenty of space inside to spread out or get some quiet with a large 30 foot traditional lounge, sunroom, kitchen and dining room, a quiet ground floor bedroom with patio doors to the garden, and a light airy en-suite king sized master bedroom with stunning sea views. Craigrannoch House has cleverly adapted the ground floor to allow complete wheelchair access if required. The adaptions include a ramp from the driveway into the house, wider doors to the main rooms, enlarged ground floor bedroom, with King size or twin beds which have electrically operated head/foot raise, a wet room with shower seat and toilet, all with suitable grab handles, there is also a portable ramp which allows access into the sunroom. This adapted area can of course be used by able bodied guests. The kitchen can be accessed by wheelchair, however the appliances have not been adapted for a wheelchair user.
Rockcliffe's quiet sandy bay is great for kid's rock pooling while adults can enjoy cliff and forest walks or biking. A boot room and large lockup facility for equipment and a purpose built bike wash area is provided. A short drive takes you to a large sandy bay at Sandyhills, golf courses at Kippford, Colvend and Southerness, small towns for eating out, ice skating, swimming pools, parks and places of historical interest such as the famous Sweetheart Abbey and Threave Gardens.

4 star reviewWe had a lovely week in this very generously sized house and the children loved playing in the garden and on the swing. There were a couple of minor things that could be improved. We brought out own linen, the duvets and pillows could have been cleaner, they were quite worn and not very clean, in all the rooms. A couple of bedrooms had not been cleaned well and we found half empty drinks bottle, rotten apple core, and other rubbish, left in the bedroom. There were limited glasses many of which were chipped and broken as were the mugs. This didn’t mar our week but little details make a difference.
4 star reviewGreat property and location. Could easily squeeze a couple of extra beds in. Being fussy but could do with a little bit extra cleaning in the upstairs bedrooms or maybe some new beds with mattress protectors and carpets cleaned. Generally very clean though. Beautiful garden and very well equipped kitchen. Perfect for large group especially with cottage next door.
3 star reviewThe cottage was plenty big enough in lovely grounds. The area there is nothing to it and there are no maps or anything to advise you on where you can go i.e for local shops pubs etc.
The house is quite outdated other than the new extension part.
Heating took a good 2 days to heat up the house which in winter is not ideal.
Other than that there was plenty of cooking equipment etc which was good.
We did have a dead bird in the toilet on arrival and was unable to contact the care taker but once we managed to get in touch with the owner it was quickly resolved.
We were also short on bedding/ towels that we had paid for and again once we got in touch it was quickly redeemed.
Overall a good break but we did have to try and figure everything out for ourselves as no guide/ welcome packs to assist.
