Just a two minute walk to the safe sandy beach at Rockcliffe, the house provides original shabby chic holiday accommodation which is spacious and comfortably furnished. This is an ideal property for a family holiday with no airs and graces so that you can relax at leisure. Apart from the large living room there is a large utility area to the rear of the house containing the washing machine and drier and is ideal for drying beach wear and safe storage of canoes, bikes, golf clubs and wet weather gear.
Rockcliffe is one of the most popular holiday destinations in Dumfries & Galloway. The close proximity of the beach and the secluded garden to the front make this an ideal holiday base. The nearby village of Kippford, the sailing centre for the South West, has two pubs both serving food and there is a delightful walk between Rockcliffe and Kippford along the Jubilee Path through land owned by the National Trust for Scotland. Golf courses abound in the area and the local stage of the 7Stanes Mountain Bike Network is within a fifteen minute drive of the house, with another stage at Mabie Forest, about half an hour by car.
July 2018 - 4 star review - Loved the property, lots of room, not too posh. Could do with letting holidaymakers know that there is no parking at the house. (note you can park outside to unload, free parking is close by).
June 2018 - 5 star review - My wife and I plus our daughter, her husband, their three lively children (aged 11, 9 and 6) and dog spent an idyllic week ate Mossdale. It was perfectly located and easy for the children to run up and down to/from the beach. The large main room easily accommodated the seven of us for meals and evening games. Three large bedrooms meant the four adults and three children wearer very comfortable. We didn't need to worry about the children making a mess et. Having two bathrooms - one up, one down - was a great help.
October 2017 - 4 star review - Pros: spacious, cosy even in October, traditional, near the beach, lovely walks, peaceful, nice secluded garden. Cons: no parking right outside house, only a window door leading out to back garden which was hard to lock and unlock, dated decor, bit run down and could do with tic. Overall we had a lovely weekend for four adults, three kids and a dog. If you prefer luxurious accommodation then Mossdale is not for you! But if you want a spacious house in a lovely location then it is fine for a weekend.

2 star reviewThe location of the house is great. No parking but not that bad as you most of your time at the beach which is 1 minute walk. The house needs updated and TLC but it is fine for a week at the beach. Little things like the towels are full of holes and the crockery and cutlery are all miss match and not all of the windows open. The kids thought the house was amazing as there is a lot of puzzles, books and games.Thank you for taking the time to write your review. We will feedback your point regarding the towels to the owner and also the windows.
We do agree it is a great location, and being just round the corner from the beach is such a bonus. Glad the kids had a wonderful time enjoying all the games and puzzles. I think you will agree that Happy children = happy parents !

There being no parking was a nuisance but the advantages outweighed this blip. When we arrived we parked on the back road 20 yards up and ferried everything through the little back door and then into the enormous utility room. The same in reverse on leavin
3 star reviewAfter our initial disappointment when we arrived at the cottage (more of that later) we had a really good week in Rockcliffe. The location is perfect - literally a 2 minute walk to the shore, and you're right on the doorstep of couple of great local walks (Castle Point, Mote of Mark, Jubilee Way etc).
So, back to that disappointment. We knew not to expect a luxury cottage because of the price point (and previous reviews). But first impressions were poor - we couldn't get in the front door for about 10 minutes because of a really stiff lock, and when we finally did it was freezing! Okay it was a cold March day (4 degrees outside) but the house was really cold. The storage heaters are inadequate, in my opinion, and the timed electric heaters were on low. We cranked all of those up and got a fire going, but the insulation is so poor that the house struggled to stay warm all week. Be warned, then, if you're staying during a cold week you'll need to spend £20 extra on wood I reckon. On a similar note, the hot water tank must be pretty small because it only did one bath before running out for the day - the "Boost" button seemed to have no effect. There is an electric shower (downstairs) which doesn't rely on this, thank goodness.
There's no parking at the property - it does say this on the website, advising you to "park at the end of the road" but this road is a dirt track to an abandoned hotel, so it feels like you're just dumping your car near a field. There is a car park half a mile away so you could park there. You can load/unload right next to the front door, though, so that's a bonus.
I can't comment on the garden because we couldn't access it - guess what? That's right the patio door key didn't work...
As previous reviews have said, the sofa is very faded and worn, and there is lino throughout (although to be fair, neither of those things bothered us really, on their own). Paint is peeling in various places, and the whole place just needs a bit of TLC. (The owner has a gorgeous house just next door, so you'd think he'd be able to pop round and spruce it up a bit...)
As a family of 5, we stay in a lot of rental cottages all over the country - not at the luxury end of the market, by any means, but if I’m honest they’re not usually as run-down as Mossdale - and they’re not usually that much more expensive. I think what I’m saying is that for the condition it is in, and the facilities available, I think Mossdale is over-priced.
Like I said, we had a lovely week in Rockcliffe - this little village is highly recommended, and we did just get used to the cottage and get on with it (as you do). I just hope this review helps you to manage your expectations...
