One of a group of three houses in a superb private and secluded location within a two minute walk of the safe sandy beach at Rockcliffe. Mossdale provides traditional holiday accomodation which is spacious and comfortably furnished, this is an ideal property for a family holiday. Apart from the large living room there is a large utility area to the rear of the house containing the washing machine and drier and is ideal for the safe storage of bikes and wet weather gear
Rockcliffe is one of the most popular holiday destinations in Dumfries & Galloway. The close proximity of the beach and the secluded garden to the front make this an ideal holiday base. The nearby village of Kippford, the sailing centre for the South West, has two pubs both serving food and there is a delightful walk between Rockcliffe and Kippford along the Jubilee Path through land owned by the National Trust for Scotland. Golf courses abound in the area and the local stage of the 7Stanes Mountain Bike Network is within a fifteen minute drive of the house, with another stage at Mabie Forest, about half an hour by car.

Colvend is an attactive 18 hole parkland course near the popular beach at Sandyhills, offering stunning views across the Solway and inland to the Galloway hills. 2 star reviewAfter our initial disappointment when we arrived at the cottage (more of that later) we had a really good week in Rockcliffe. The location is perfect - literally a 2 minute walk to the shore, and you're right on the doorstep of couple of great local walks (Castle Point, Mote of Mark, Jubilee Way etc).
So, back to that disappointment. We knew not to expect a luxury cottage because of the price point (and previous reviews). But first impressions were poor - we couldn't get in the front door for about 10 minutes because of a really stiff lock, and when we finally did it was freezing! Okay it was a cold March day (4 degrees outside) but the house was really cold. The storage heaters are inadequate, in my opinion, and the timed electric heaters were on low. We cranked all of those up and got a fire going, but the insulation is so poor that the house struggled to stay warm all week. Be warned, then, if you're staying during a cold week you'll need to spend £20 extra on wood I reckon. On a similar note, the hot water tank must be pretty small because it only did one bath before running out for the day - the "Boost" button seemed to have no effect. There is an electric shower (downstairs) which doesn't rely on this, thank goodness.
There's no parking at the property - it does say this on the website, advising you to "park at the end of the road" but this road is a dirt track to an abandoned hotel, so it feels like you're just dumping your car near a field. There is a car park half a mile away so you could park there. You can load/unload right next to the front door, though, so that's a bonus.
I can't comment on the garden because we couldn't access it - guess what? That's right the patio door key didn't work...
As previous reviews have said, the sofa is very faded and worn, and there is lino throughout (although to be fair, neither of those things bothered us really, on their own). Paint is peeling in various places, and the whole place just needs a bit of TLC. (The owner has a gorgeous house just next door, so you'd think he'd be able to pop round and spruce it up a bit...)
As a family of 5, we stay in a lot of rental cottages all over the country - not at the luxury end of the market, by any means, but if I’m honest they’re not usually as run-down as Mossdale - and they’re not usually that much more expensive. I think what I’m saying is that for the condition it is in, and the facilities available, I think Mossdale is over-priced.
Like I said, we had a lovely week in Rockcliffe - this little village is highly recommended, and we did just get used to the cottage and get on with it (as you do). I just hope this review helps you to manage your expectations...
4 star reviewPros: spacious, cosy even in October, traditional, near the beach, lovely walks, peaceful, nice secluded garden.
Cons: no parking right outside house, only a window door leading out to back garden which was hard to lock and unlock, dated decor, bit run down and could do with tic.
Overall we had a lovely weekend for four adults, three kids and a dog. If you prefer luxurious accommodation then Mossdale is not for you! But if you want a spacious house in a lovely location then it is fine for a weekend.
2 star reviewCottage was a shock on arrival. No place to unload, cheap lino throughout no carpet,rugs,lamps etc. WIFI kept disappearing, furniture was old and sofa's torn and dirty. Only access to garden for dog was through the lounge window!!!. Crockery,glasses and kitchen was circa 1930's. Electrical wiring looks dangerous. This cottage is not fit for rental and we can't imagine why its available. We were very let downWe were very sorry to hear that you felt that the house had various failings. We have reviewed these items with the owner and do feel that the photographs and text on the website do give a fair representation of its character and facilities. By way of example it is noted that that parking is a short way away and that the access into the garden is noted as being through the sitting room and there is a photograph of it taken looking from the garden, this will however be updated to note that there are steps up and down and that it is a French Window. The photos do however possibly give the impression of wood laminate floors although as you note this is not the case. The owner is very aware of the need for proper checks to comply with Health and Safety regulations and the electrical circuits and appliances are checked on a regular basis by a qualified electrician. Unfortunately the problem with wifi is a common one for the area and is due to the service provider not the property itself, rest assured we are all chasing Openreach et al to try to have improvements made to the cabling.The owner tries to provide good value comfortable family accommodation and feels that a rate of £400 for 3 nights or £133/night for 5 people which is £26/person/night is reasonable.We would assure you that we do take feedback seriously as it does allow us to see things from a different perspective and ensure that items that require attention are attended to as soon as possible. We do also apologise for your disappointment with Mossdale and do hope that we will be able to help you with your future holiday plans, if you have particular requirements regarding the type of property that would be of interest then do feel free to contact the office to run through possible options.
2 star reviewI know the saying " you get what you pay for" and this property was reasonable for the size and location, but have to say felt more like a tolerated visitor whose payment helps them keep the property going rather than a welcome guest. Info folder hidden in a drawer and information leaflets in it well out of date. No instructions for heaters etc and could not get the one in the shower room on at all. (Think someone has already mentioned this). Certainly needs a bit of tlc, even painting it would make a big difference. Having said this we managed ok well equipped, good location and overall we had a lovely holiday. Lots of toys for the kids.Thank you for taking time to leave your feedback, we are very sorry to hear of the problems that you had with the heaters. It is helpful to have these things sort of things drawn to our attention so that additional or missing information may be provided to guests, the owners and ourselves are also more than happy to help if needed during your stay. In any event your comments will be kept in mind when we next review the house this Autumn. The owner has also said that tThe information file will be updated in the autumn as soon as he can get into the house. External repairs to the house were due to be completed in May, but due to the family circumstances of the carpenter have now been scheduled for September. Some external painting will be carried out at this time also.The telephone line has been repaired by BT.The drying machine (new in March) has been repaired by an engineer and I have placed instructions for this on the top of the machine.I would normally have been next door to help with any information about heaters etc., but was busy at the time of this visit and away from Rockcliffe. But I am normally easy to reach on the ‘phone or email for enquiries . Quotations to repaint the entire interior of the house are beign obtained.
We do hope that you still enjoyed your holiday and that we will be able to assist you with your future holiday plans.
2 star reviewAs always we have enjoyed out week away but the accommodation was a little disappointing this year, not up to previous standards.one problem was parking which was stated as being nearby we did not know where that may be. We did in fact check on line to find that craigranoch house was not occupied so took the liberty of parking in front of their barrage leaving a note in our car stating where we were. Fortunately we had hot weather but on the one occasion we did try to light the fire had no success just creating much smoke in the living area. We could not find any instructions for using the wall heaters. The dvd player was not connected to the t v fortunately we had one technically minded person in the group who managed to fix it. There was only one side lamp in the large living area with a broken light bulb we could not locate a replacement so had to sit under fluorescent lights (which had very dirty lamp shades) in the evening thank fully it was summer solstice week. there was a garden bench with limited space , a set of garden chairs and table would have been appreciated so that we could choose to sit in sun or shade. On a more positive note the kitchen was well equipped and the cottage was clean and we did have a good time we will be using your services again.
