Beautifully positioned overlooking the Urr Estuary to Rough Island, Hestan Island over towards the Lake District and Isle of Man, Merse End is totally captivating.

The property makes full use of its location with all rooms having superb views of the Estuary and beyond. The house whilst following modern contemporary lines also provides so many comforts that once you have arrived you will not want to leave. The spacious garden stretches down to the shore across the private road along the front of the house. This road also leads to the footpath to Castle Point which is an enjoyable walk and can be continued on round the coast to undiscovered smugglers coves at Glenstocken. A pleasant footpath runs back through West Barcloy Farm to the public road making an enjoyable afternoon's walk.
The sandy beach at Rockcliffe is also close by as is the popular sailing village of Kippford which is a further short walk around the coast or short drive. Kippford has two good hotels for eating out and there are further hotels and restaurants in the local area at Castle Douglas, New Abbey and Dumfries. The area provides plenty of sites to explore including Sweetheart Abbey at New Abbey where there is also one of the oldest Corn Mills which is maintained by Historic Scotland and open to the public. At Castle Douglas you can pick from visiting Threave Castle with a boat trip across the river to the island on which the castle sits or Threave Gardens which are maintained by the National Trust for Scotland.
All countryside pursuits including cycling, mountain biking, fishing, golf, walking and of course wildlife watching are exceedingly well catered for. In particular the numerous Forestry Commission Woodlands in the area are all open to the public providing activities suitable for all.
The luxurious accommodation at Merse End includes spacious ground floor double bedroom, ground floor wet room, ground floor bathroom with separate shower, kitchen/dining room with window wall French doors overlooking the Estuary, sitting room with similar window wall and ground floor utility room. On the first floor the Master bedroom has a pleasant balcony for sitting out on together with ensuite shower room. A further twin bedroom with Juliet balcony and superb views to Rough Island and an additional snug sitting room with Juliet balcony and a similar outstanding view. There is a first floor bathroom with bath and separate shower. The accommodation is something to be savoured and enjoyed by all.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
