One of three cottages converted from a former traditional farm building to provide holiday accommodation for 2 in a peaceful setting. The conversion has retained the character of the old building and also include the provision of superb conservatories to make the most of the location which overlooks the adjoining fields to the gentle rolling hills and countryside?. The Scottish Borders is steeped in history with a superb range of Abbeys, Castles and Country Houses to explore together with all the famous Borders Towns. Kelso is just minutes away offering an excellent range of independent shops, charming coffee & tearooms, restaurants and hotels. Floors Castle is also on the outskirts of Kelso and is well worth a visit to see the House, gardens and not to forget the Castle Kitchen Deli & Shop for delicious seasonal menus or treats to homemade produce to take away.

The area is also a mecca for outdoor pursuits many of which link to the historic sites. The cottage has easy access to walking routes including The Borders Abbeys Way which links the famous abbeys of Melrose, Dryburgh, Kelso and Jedburgh via a 68 mile route. The walk has been laid out with easily managed sections suitable either for a half day or full days walking. Fishing and golf opportunities are numerous as is cycling with routes along quiet side roads and byways, whilst strenuous mountain bikes are just 25 odd miles away at the Forestry Commissions Glentress and Innerleithen famous 7stanes trails. The woods and forests throughout the area make offer wonderful walks with the opportunity to enjoy the best of Scotland's wildlife including red squirrels, otters, kingfishers, curlews and many more.

We are following advice from the Scottish Government to minimise the risk of the spread of coronavirus. If preferred, I can leave your cottage unlocked for your arrival and you can phone me with any questions. We will leave instructions for the equipment in the cottage for you. I have purchased extra duvets and pillows so we can change duvets, pillows, mattress protectors (as well as bed linen and towels) between guests. We will carry out extra cleaning as per the very detailed protocol from the Scottish Government. I have completed the recommended cleaning/ disinfection training as recommended for holiday cottage cleaners. We will be closed for a night between guests, to let the cottage ’air’ and to allow me time to carry out the extra cleaning. This has already been blocked out. The laundry room with the washing machine and tumble drier, books and games will be closed to guests until we are advised otherwise. Please let me know if you would like to borrow a couple of specific games for the duration of your stay.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver of £18, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.
