Perched in an elevated spot with sweeping views over the Urr Estuary, 2 Kippford Slipway is a stunning, newly built retreat designed to soak up the scenery. Nestled in the heart of the picturesque sailing village of Kippford, this home is all about stylish comfort, light-filled spaces, and outdoor adventures right on your doorstep.
On the top floor, the open-plan lounge, kitchen, and dining area is a true showstopper. Cathedral-style windows frame the spectacular estuary views, filling the space with natural light. Whether you're watching boats drift by, spotting wading birds, or simply enjoying a morning coffee, the ever-changing waterscape is right there to admire.

The modern, fully equipped kitchen is perfect for rustling up delicious meals, which you can enjoy at the dining table or out on the private balcony – the best seat in the house for soaking up the surroundings. After a day of exploring, sink into the comfy sofas, switch on the Smart TV, and unwind.
Tucked away up a private road, directly opposite the public slipway and jetty, this property offers parking for 2-3 cars – perfect for arriving stress-free. Step inside to a spacious entrance hall with plenty of room for boots, coats, and all your holiday essentials. From here, a cleverly designed split-level layout leads you to the home’s beautiful living spaces.

If you're an outdoor enthusiast, this area is a dream destination for walking and cycling. Enjoy scenic strolls to the charming village of Rockcliffe, or take on a longer coastal trek to Portling and Sandyhills, where stunning sea views await.

For cyclists, you're in for a treat—with two fantastic sections of the renowned 7Stanes Mountain Bike Network just a short ride away, one at Dalbeattie and the other at Dumfries.

Nature lovers will be spoiled for choice with incredible birdwatching and wildlife experiences at WWT Caerlaverock and RSPB Mersehead, both within easy reach.

If history and culture are more your style, a visit to Dumfries is a must. Just 30 minutes away, you can explore the legacy of Scotland’s national Bard, Robert Burns, with visits to his house, mausoleum, and the historic Globe Inn. Further north, you’ll find Ellisland Farm, where he once lived and wrote some of his most famous works.

For those who appreciate heritage properties, the National Trust for Scotland offers some wonderful sites nearby. Discover the beautiful Threave House & Estate near Castle Douglas, a paradise for horticulturalists, or visit Broughton House in Kirkcudbright, the former home of renowned Scottish artist E.A. Hornel.

With a beautifully landscaped garden, summer seating, and breathtaking views, 2 Kippford Slipway is the perfect holiday escape for those who love coastal charm, wildlife, and outdoor fun.
