With three bedrooms (a double of which is on the ground floor) and a ramp access makes the property ideally suited for multi generation family holidays and those with ambulant mobility.

Rural, yet not remote, the cottage is situated only 5 miles from the cosmopolitan City of Inverness, the Capital of the Highlands and is within easy reach of both Inverness Airport (where Car Hire is available) and the nearby Railway Station at Dalcross, together with all major road routes enabling you easy access to explore the Highlands in every direction.

In a peaceful location with the French windows from the Living room and the deck to the front of the cottage making the most of the views across the surrounding countryside. The wood burning stove in the living room ensures that the cottage is cosy even in the winter months, making it an ideal year-round holiday base.

Numerous unspoilt, sandy beaches along the Moray Firth are within easy reach, as is Scottish culture with a plethora of Castles, Historic houses and sites all nearby. Culloden Battlefield and Visitor Centre, the site of the infamous Battle of Culloden is a short distance away, as are the Clava Cairns. This ancient Bronze Age site, a favoured destination for fans of the TV series “Outlander”, are well preserved dating back about 4000 years. Fort George, an 18th Century fortress on the shores of the Moray Firth, is now home to the Regimental Highlanders Museum. To the west of Inverness, you can take a cruise on Loch Ness to see if you can spot “Nessie” and explore the ruins of Urquhart Castle taking in panoramic views of the Great Glen.

For those looking to enjoy outdoor pursuits, Skiing, Snowboarding, Pony Trekking, Mountain Biking, White Water Rafting & other water sports are available at Aviemore and slightly further afield The Lecht offers snow sports and Mountain Biking opportunities.
Water sports are available along the Firth and well worth exploring is the popular sailing village at Findhorn with fabulous food in the local pubs and inns. The surrounding area offers a wide variety of experiences and activities for all ages and abilities. The area is famous for wildlife with dolphins easy to spot from Chanonry Point on the Black Isle during flood tide. Sea safaris are available from Inverness Harbour if you want to get up close as are Land Rover Safaris in the Cairngorms Mountains.

There is nothing better than to have a gentle day exploring the delightful fishing villages along the Moray Coast onto towns at Elgin and Cullen with a return via a distillery or two. This is Whisky country after all! The lush, fertile farmlands le
nd itself to growing crops of barley, much of the grain used within the Whisky industry. With over half of Scotland’s working Whisky distilleries located within the area alongside numerous craft distilleries and breweries, many of which can be visited along the Whisky Trail and experience the unique ‘tipple’ each creates. Even the driver can have their own ‘nip’ to take away!

There is no facility for the charging of Electric Vehicles at this property. The nearest EV charger is 1.2 miles away at Culloden Battlefield (This is not 24 hour, only available when the Visitor Centre is open), with others within easy reach.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
