Located on the shores of the Solway with outstanding views

A beautiful holiday home for up to 7 people on the shore of the Solway and close to Rockcliffe beach. The house is comfortable and spacious with outstanding views over the sea and local inlets and islands. Its private beachfront garden leads directly to the shore, perfect for barbeques overlooking the Solway!
The house is located on a quiet road in Rockcliffe, a small seaside village perfect for traditional family beach holidays, sailing, golf, cycling and walking.
Rockcliffe shore and its sandy beach is perfect for sunbathing, paddling or rock pooling. You can even buy ice-creams, tea and cake.
Rockcliffe is an ideal base for strolls, dog walks, rambles, birdwatching or serious hiking. Local countryside has rolling hills, forests, and coastline with outstanding views over the sea. The Jubilee path is an easy half hour walk around the coast to the village of Kippford with pubs, shops, cafe.
The surrounding waters are excellent for boating and windsurfing, for experienced sailors or beginners. You can sail from Rockcliffe or from the Solway Yacht club in Kippford.
Ideally located for cycling holidays. There are plenty of road and off-road cycling routes, for families or serious enthusiasts. The local woodlands form part of the 7Staines Forestry Commission mountain biking trails. The house has safe cycle storage, a hose and pump.
For golfers, nearby are a wealth of courses ranging from 9 hole par 3, up to the championship standard Links course at Southerness.
There's always plenty to do locally for adults or families with young kids or teens. For example, the Galloway Activity Centre offers sailing, windsurfing and water-skiing activities and courses; RSPB Mersehead is outstanding for bird-watchers; Kirkcudbright has art and craft galleries; and Castle Douglas is a designated food town with restaurants and cafes.
The Cottage is perfect for families with or without children, or for groups and friends. One of the bedrooms and bathrooms on the ground floor making the Cottage accessible for those with reduced mobility. 2 Dogs are welcome.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
