Kirktoun Cottage is a delightful and spacious self-catering home, originally built for the estate’s housekeeper and gardener. Set in peaceful countryside with scenic open views, it’s just a short walk from Duffus village, where you’ll find a handy shop and a play park, perfect for couples or families seeking a relaxing getaway. Conveniently positioned within easy reach of Inverness, this charming cottage offers an excellent base for exploring the Highlands and the stunning Moray Coast.

The cottage sleeps four and features a bright sitting room with a beautifully restored open fire (with complimentary logs from the estate), perfect for relaxing evenings. A large window overlooks the pretty garden, enhancing the light and airy feel. There’s also a separate dining room, ideal for long, leisurely dinners with family or friends.

The well-appointed bathroom is located downstairs, while the two comfortable bedrooms (1 double and 1 twin) are upstairs. The property boasts a good-sized private garden, part of which is enclosed, perfect for keeping children or dogs safe while you unwind. There is a gate at the bottom of the garden, providing guests with direct access to the Estate woodland and paths.

The Estate is home to a healthy population of red squirrels, roe deer, pine martens, hares, and a whole plethora of birdlife, making it a wonderful spot for nature lovers. In the summer months, guests are welcome to use the Estate’s grass tennis court free of charge. Rackets and balls are available upon request, making it a perfect way to enjoy the outdoors during your stay.

The area surrounding the cottage, Duffus, and the Moray Coast is a fantastic destination for families, offering a mix of history, adventure, and breathtaking coastal scenery. Just a short distance away, Duffus Castle, a fascinating 12th-century ruin, invites children and adults alike to explore its medieval past and enjoy the open green space, perfect for picnics and play.

For outdoor-loving families, the Moray Coast Trail offers stunning walks and cycle routes with incredible views of cliffs, sandy beaches, and local wildlife. The nearby beaches, including Findhorn Bay and Cullen Beach, are perfect for sandcastle building, rock pooling, or simply enjoying a relaxing seaside stroll. At Spey Bay, children will love spotting dolphins, and a visit to the Scottish Dolphin Centre offers fun and educational experiences about marine life.

Elgin, a short drive away, boasts the magnificent Elgin Cathedral ruins, along with museums, family-friendly cafés, and local shops to explore. Further along the coast, Bow Fiddle Rock near Portknockie is a striking natural rock formation and a great spot for a family photo.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
