The house is on the owner’s hill farm and estate ensuring tranquil surroundings with walks from the door. The comfortable traditional country house style accommodation includes a spacious sitting room and a superb dining room which opens in to a large modern kitchen; the principal rooms all have views of the loch. The accommodation layout is such that there is plenty of room for everyone to find their own space. The ground floor single bedroom can be used by a Nanny, Housekeeper or Chef. If catering for a special event is required the owner is able to assist with arrangements.

Whilst the Galloway Forest Dark Sky Park is on the doorstep the location of the house means that you can enjoy the stars from the house itself. The Park does however provide superb opportunities for enjoying all outdoor pursuits such as walking, mountain biking and wonderful wildlife including Red Deer, Red Kite, if lucky a Golden Eagle, Kingfishers, Otters and many more. The Solway coast has many quiet and peaceful beaches together with all the water sports that you would expect and nearby Loch Ken is a popular centre for water sports including sailing and course fishing. Galloway Activity Centre offers both land and water based activities on Loch Ken, booking is advisable.

Gatehouse of Fleet is a popular town with several pubs and hotels offering good food along with smaller cafes and restaurants. The Town’s annual Gala day is not to be missed and always has a good variety of displays for all tastes.

Scotland’s history and heritage can be explored with visits to many local sites including Cardoness Castle on the outskirts of Gatehouse of Fleet, Dumfries House near Cummnock or following the various Rabbie Burns trails. It is also worth taking time to explore the Galloway towns which include Kirkcudbright on the Dee Estuary with it’s artist links to the “Glasgow Boys and Girls” painting schools or a visit to Castle Douglas with it’s busy high street filled with galleries and independent shops.

Ground Floor: 3 steps up to Front Vestibule and Entrance Hall; Large sitting room with wood burning stove and Loch view; Dining room with wood burning stove and Loch view; Adjoining Kitchen with aga and breakfast table; Laundry/Drying room; Utility/Boot room; Single bedroom; Shower room note shower and wash basin only; Separate WC.
First floor: Principal Double bedroom with Loch view and ensuite bathroom including over bath shower; Super King size bedroom with Loch view and en-suite shower room; Super King size bedroom with wash basin; Shower room; 2 further Super King size bedrooms; Family Bathroom with bath, wash hand basin and toilet; Bunk bedroom with full size bunks and a pull out single bed.
Note all Super King size beds are zip & link and can become single beds, please let us know you preference when booking.
Outside: Large terrace with bbq and firepit area; Garden grounds and bike storage. There is access to the loch for fishing, swimming and paddle boarding.

Special note:
1. Please note that dogs are not allowed within carpeted areas and must sleep in the Utility/Boot room.
2. The aga will be set to tick over and if to be required for cooking then please notify the owner a few days before arrival.
3. If a Nanny, Housekeeper or Chef/Caterer is using the ground floor single the house can only accommodate 13 guests.
4. Lead guest must be at least 25 years old and no stag or hen groups without prior approval are permitted.
5. Fly fishing ONLY, by prior arrangement with owner (Additional charges may apply, no automatic right to fishing with the house)

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
