Phoenix Cottage is a delightful traditional cottage close to the water front of the village of Kippford. The location is just one row back from the bustling waterfront in a large private garden setting. The open plan first floor living area makes the most of the lovely view and is spacious with separate areas for cooking, dining and sitting, it also includes a wood burning stove. The ground floor bedrooms either have views of the Estuary or the attractive garden. There are 3 bedrooms and a second sitting room with a sofa bed that could be used for additional sleeping area.
The house has a fabulous balcony with views over the Estuary to the surrounding hills and makes a perfect location for a family holiday in comfortable and beautifully prepared accommodation. There are gates to the property providing parking for up to 3 vehicles. The large garden area surrounds the property giving lots of outdoor space, leading up to the charming summerhouse.
The large garden is attractively laid out with shrubs and borders making it a restful, private area in which to relax; there is also a large summer house for guest use.
Phoenix Cottage is in the heart of this coastal village, situated just one row back from the waterfront road. The two village pubs both serve food, so options for eating out are also on the doorstep if required. Kippford is one of the most popular villages on the Solway Coast and is a bustling centre for mountain biking, sailing and other water sports. There are also numerous other attractions in the area including art galleries and museums in Kirkcudbright and also the busy market town of Castle Douglas. Outdoor pursuits are extremely well catered for with close by beaches and cliff walks leading from Kippford around to the adjoining popular village of Rockcliffe.
Crabbing on the pontoon just a stone’s throw from the house is a fantastic activity for all, particularly popular for younger visitors. Craigieknowes Golf Course (a family fun 9 hole par 3 course) is on the outskirts of the village. Mountain bike routes are laid out in the Forestry Commission woodlands at Dalbeattie and also in the Galloway Forest Park forming the 7Stanes Mountain Bike Routes and for general touring, the local roads are easy to access and allow the coast to be explored at more leisurely pace.
The owners are committed to respecting those residents who live and work in the village as not all properties are holiday lets. Therefore, it is part of the rental requirement that consideration to our neighbours is adhered to, meaning excessive noise, in particular at night time, is prohibited.
