Providing unique, quirky holiday accommodation which has been renovated to add the comforts of a modern home, whilst maintaining the features of a listed period cottage, The Mill House is a traditional stone walled cottage set on a small holding in the heart of rural Perthshire, but close to the town of Aberfeldy. The cottage has spacious accommodation for up to 4 people, with private enclosed garden area and further shared grounds including a small burn,. It is a great option for a family holiday, but also very attractive to couples wanting some rural seclusion, .to sit and listen to the burn and to the waterfall which cascades down the side of the original Old Mill which sits at right angles to the detached Mill House cottage. It is reached via a private drive off a ‘no through’ country lane. Walks are available directly from the house- Weem, Dull, Kenmore and The Birks, Aberfeldy

The garden is to the side and rear of the property and adjoins a 5 acre area available for exploration, edged by an unfenced burn.

Regardless of your preferences, the surrounding area does not disappoint, with something for everyone from white water rafting and canyoning for the adrenaline junkies, to historic locations like Menzies Castle and the Black Watch Monument for those who prefer a more sedate life. Walkers are spoilt for choice with at least 3 Munro's within driving distance, not to mention the stunning waterfalls and gorges of the Birks Moness Burn. The property even provides bike storage for anyone looking to take advantage of the local mountain biking routes of Camserney and Dull Wood.

For any country sport enthusiasts, brown trout and salmon fishing is available on the Rivers Lyon, Tay, Dochart and Tummel, though licenses are required and shooting and stalking is available on a number of local estates.
Aberfeldy itself is approximately 3 miles away and offers an array of shops, delis and restaurants and is centrally located enough that a trip to the larger cities of Perth and Stirling (approx. 1-hour drive) isn't unreasonable.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
