A gem of a cottage in a coastal setting. With spectacular views over Rough Island and Hestan Island to the Solway Firth, this recently refurbished cottage is an oasis of tranquillity in the beautiful village of Rockcliffe. The local sandy beach is perfect for exploring rock pools and building castles.The nearby village of Kippford, situated on the estuary of the River Urr, has two hotels with bars and restaurants, and is a pleasant coastal walk, or short drive, from Rockcliffe. Local towns of Dalbeattie and Castle Douglas, also have restaurants and shops.

The Solway Coast has spectacular views of the sea, the Lake District and rolling hills, and is a paradise for walkers, cyclists and bird-watchers.

The Forestry Commission Woodlands, RSPB Mersehead and the Wildfowl and Wetlands Caerlaverock are nearby, as are several golf courses including Colvend and the Championship Links at Southerness. The 7Stanes mountain bike network is also nearby, in addition to quiet lanes and coastal routes for cyclists of all abilities.

The cottage provides accommodation for 6 people over one floor, comprising of one double bedroom, one twin bedroom and a family bathroom including free-standing bath and luxury shower. A further small double bedroom has an en-suite bathroom with luxury shower.
The light open-plan lounge/dining/kitchen has spectacular views of the sea. The utility room has an integrated fridge/freezer, a dishwasher and a washer/drier and this room leads out to a large decked area, also with spectacular views of the coast and wonderful sunsets.
The large front garden is lawned, with shrubs and trees. The rear of the property is landscaped to provide a barbecue area and second large, and sheltered, decked area.

Damage Deposit for care of property

All holiday-makers booking a holiday are required to pay either a Damage Deposit, £150 or as noted in the property listing details, or Damage Deposit waiver, whichever is selected is required to be paid with the balance payment of the holiday. Where selected the Damage Deposit will be held by Discover Scotland to be applied against the reasonable costs of repairs, replacement or additional cleaning of furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled other than by normal wear and tear during the holiday. The Damage Deposit, less any reasonable charges, will be returned within 14 days of the departure date. Where any costs exceed the Damage Deposit the holiday-maker will pay such excess as notified to them by Discover Scotland within 14 days of notification. Where the holiday-maker has agreed to pay the Damage Deposit Waiver the Damage Deposit is not payable. This amount is non-refundable. If the cost of any damage or breakages exceeds the applicable Damage Deposit value for the property, then the holiday-maker will be liable for any additional costs. Any such excess will be notified to them by Discover Scotland and due for payment within 14 days of notification.

All bookings require either a refundable Damage Deposit £150 or as per the property details or £20 non refundable Damage Deposit Waiver.
